RESIDENTIAL OCCUPANCY PERMIT
INSPECTION GUIDELINES

OCCUPANCY INSPECTIONS - $50.00 (Includes 1 inspection and 1 follow-up inspection)
ADDITIONAL INSPECTIONS - $25.00 EACH.
OCCUPANCY PERMITS - $30.00.
OCCUPANCY INSPECTIONS ARE VALID FOR 6 MONTHS


EXTERIOR OF PROPERTY

CHIMNEY AND FLUES: Properly maintained, brick & mortar sound, rain caps and spark arrester, proper termination height.

EXTERIOR LIGHTING: Properly maintained, in good working condition.

ELECTRIC SERVICE: Insulation intact, not frayed, in good condition.

ELECTRIC OUTLETS: Must be GFI receptacles.

ADDRESS: Minimum three (3) inch Arabic numerals properly affixed to house front and visible from the street.

GENERAL INTERIOR GUIDELINES



Walls and ceilings properly maintained, no large holes or open cracks.

Floors structurally sound, no holes.

Electric outlets, switches and fixtures must be in good condition.

Fireplace properly maintained, flue clean and proper hearth.

At least one working smoke detector on each level of building.

All egress (exit) doors must be readily operable from the side from which egress is to be made without the use of a key. (One door, front or back, in single family residences).



HALLWAYS

Smoke detector, proper type and in working condition.


BEDROOMS

Smoke detector, proper type and in working condition.

Proper window sizes and egress doors.



BATHROOMS

Electric receptacles must be GFI type if present.

Exhaust fan must work if present.


KITCHEN

Electric receptacles must be GFI type within six (6) feet of sink except for the refrigerator outlet.

Garbage disposal (if present) maintained and working properly and proper wiring.

Exhaust fan working, clean and exhausts properly.



BASEMENT

Fire-blocking is required at openings in the floor above around vents, pipes, and ducts with approved noncombustible materials, usually tin.

Electric junction boxes required for all wiring splices, except low (24V) voltage.

Electric outlets, switches and fixtures must be in good condition.

Gas supply lines in good condition with separate gas shut-off to each appliance.

Electrical service panel must be in good condition, with no double lugging and no openings in the panel.

Smoke detector, proper type and in working condition.

Electric receptacles must be GFI type. (EXCEPTIONS - washer/dryer, refrigerator or freezer and sump pumps).



GARAGE

Separation wall adjacent house must be drywall from floor to roof deck or drywall ceiling, taped with no penetrations.

Door into house from garage must be a 1 3/4" solid core door or equivalent with no openings.

Electric receptacles must be GFI type. (EXCEPTION - outlet on ceiling for electric garage door).



MINIMUM OCCUPANCY AREA REQUIREMENTS

AREAS FOR SLEEPING PURPOSES: Every room occupied for sleeping purposes by one occupant shall contain at least 70 square feet of floor area, and every sleeping room occupied by more than one person shall have at least 50 square feet of floor area for each occupant thereof.

Emergency Escape: Every sleeping room located in a basement in a residential occupancy shall have at least one openable window or exterior door approved for emergency egress or rescue. (Each emergency escape and rescue window shall have a minimum net clear opening of 5.7 square feet. The net clear opening shall be at least 24" in height and at least 20" in width. The bottom of the clear opening shall be not more than 44 inches above the floor.) Bars, grilles or screens placed over emergency escape windows shall be releaseable or removable from the inside without the use of a key, tool or force greater than that which is required for normal operation of the window.

LIVING ROOM: 120 square feet for up to 5 occupants; 150 square feet for six or more.

DINING ROOM: 50 square feet for up to 5 occupants; 60 square feet for six or more.

OVERCROWDING: Dwelling units shall not be occupied by more occupants than permitted by the minimum occupancy area requirements.
